The Cube receives the all-important EIA approval
Property launches may be one thing, but without doubt the EIA stamp is the jewel without which no developer can proceed to the all-important next level of actually starting a physical project.
The Cube, the third major development undertaken by the Tudor Group, has officially been granted its EIA and so by the time you read this, the project will have commenced in earnest.
The Cube consists of just 94 units, making it almost a boutique development of the kind much in favour these days. Some 55 percent of the project has already been sold.
The grand opening party took place in August 2013, on the 7th floor of Tudor Court, Pratumnak Soi 2, where the showroom for The Cube is located.
Tudor Court was one the Tudor Group’s first successful projects in Pattaya (and there are even a few units still available in this popular project, complete with chanotes).
The showroom consisted of a one bedroom, 55-square-metre unit, superbly displayed in the centre of the Tudor Group offices. It was clear The Cube contrasted in an innovative way from the Tudor Group’s previous projects, and also others in the current market.
The developer is originally a builder with more than 20 years experience in the United Kingdom and Germany, so he understands what is needed to get the best out of a construction, for the longer term. The project is made up of one, two, and three-bedroom units (although these are very rare in the current Pattaya marketplace, and the developer advises that only four are still available), with prices starting at 3.2 million baht and reaching up to 9.6 million baht.
The units are very well designed with a great amount of thought given to the layout. Spaciousness is one of the key features; you feel that you are in a room that appears to be larger than it actually is. The building itself is a unique design with amazing, open communal gardens housed on the fourth and fifth floors. A stunning rooftop pool and fitness centre, guaranteeing amazing 360 degree views, are just some of features that give it a certain flair and ambiance.
Just five minutes to Walking Street and Jomtien beach and 10 minutes to Sukhumvit Road, makes the location of The Cube simply perfect. Most of the buildings in the low-rise area of Pratumnak are only eight storeys due to the strict planning regulations, meaning the chance of oversupply in this area is quite low. This means prices will be kept healthy over the short, medium and long term. This is definitely something to consider when you are purchasing or looking to invest. It’s almost a given that values in the area will be rising over the medium to long term.

With construction now under way it is expected the build time will be around 18 months.
