Tulip Group moves into the mixed hotel-condo market

Leading property developer Tulip Group recently announced they would start construction straight away of a combined hotel and residence, to be called the Royal Tulip Suites Pattaya.

This new 23-storey mixed-use development has received full EIA approval and a building permit. It is located in Soi 5 on Phratamnak, just steps from the beach, and close to the Tulip Groups’ recently opened Centara Grand Phratamnak.

Royal Tulip Suites Pattaya will consist of only 164 condominium units. These will occupy the 12th to 22nd floors while the five-star hotel will be on the lower floors. All rooms will possess spectacular views and Tulip Group expects this property will set new standards for a residential building in the area.

The condo rooms will all come with fully fitted kitchens, including a built-in oven, hob, microwave, extractor, refrigerator, and washing machine. Air conditioning, of course, will be fitted, wardrobes will be built-in, with luxurious marble and ceramic tile and flooring throughout as well LED lighting. The balconies will be large enough for relaxing and entertaining, with glass balustrades.
Entry will be via smart home keycard.

 

While the project has shared facilities, in an important move away from what has been seen before, residence owners will have their own private elevators, lobby and entrance. These private elevators cannot be accessed by hotel guests. Condominium owners will have their own private access, a resident’s lounge and reception. Car parking will be underground.

Yet the owners will enjoy the full use of all of the hotel’s facilities, which are vast and comprehensive. These will include three swimming pools, three restaurants (one open all day with another as a specialty operation), a spa, a rooftop fitness center, lobby lounge and rooftop sky bar. There will be a dedicated business center, laundry and maid services, and in-room dining.

The overall design of the project is to be super modern, and will be a striking addition to a neighbourhood already noted as one of the prime areas in the city.

Tulip claim it is the most exclusive property to be built in the area, and it’s hard not to agree with them, considering its five-star status, and prime location.

Prices are not cheap with the lowest priced units starting at just under five million baht. Since the project is going under construction immediately there has not been any real pre-sale period whilst the developer is waiting for approval; buyers know they are buying into a project with all the necessary government approvals and fully under construction.

Tulip have also noted they will increase prices by 12 percent once the first 50 units are sold. Given how fast Tulip projects sell, the time frame for selling those first 50 will almost certainly be very short indeed.

Golden Tulip Hotels & Resorts will maintain and manage the entire building, including the recreational and common areas, being careful to ensure that the property remains immaculate for both hotel guests and condominium owners, in keeping with expectations of a luxury five-star property.
