A head for Heights

Heights Holdings first entered the Pattaya property development market in 2006. Since then they have completed six of what they term ‘five-star residential complexes’ with another 10 successfully undertaken. This ranks Heights Holdings as one of the most prominent on the Eastern Seaboard.

In mid-January the company opened a new showroom and sales office, on Soi 17 on Jomtien Second Road, to promote three of their best-selling projects. These developments are marketed under the Laguna Beach Resort brand. The showroom itself is one of the largest in Pattaya.

The Laguna Beach Resort Jomtien project, which consists of three buildings surrounding a 1,300 square metre tropical lagoon pool, is just 600 metres from Jomtien beach. Not that many will be enticed to leave the confines of such an attractively large tropical-style beach setting right on their doorstep.

Heights Holdings management say the project is one of the hottest-selling developments seen in Pattaya with more than 90 percent sold out since its July 2011 launch.

The company then launched Laguna Beach Resort 2, also in Jomtien. This is a four-building resort condominium covering an area in excess of 13,000 square metres. It includes numerous amenities, such as an official Olympic-sized swimming pool, golf putting green and in-house massage service.

The third of the Laguna Beach Resort brands is titled ‘The Maldives’. Heights Holdings believe it is Pattaya’s grandest resort development to date. The Maldives offers an extremely unique resort with an unmatched array of leisure facilities amongst 15,000 square metres of pool and recreational area.

The General Manager of Heights Holdings is Haim Bar David and his partner Meny Borenstein, who is responsible for the quality and timing of their various constructions, have seen the company come a long way in the tough Pattaya property market since their first project, Pattaya Heights.

As the years have rolled by and as they complete each project, Mr David has realised the importance of creating a unique environment in a very good location. Also, as far as building materials and furniture are concerned, Heights Holdings only works with the largest suppliers in Bangkok. That way they can ensure quality and a fair price.

“We are focused right now on building resort-style projects, but luxury level,” David noted. “New projects will be either high-rise buildings with a great location, or 8-storey projects with great landscapes. Even if it is planned [to have] only one building on the plot, we are not going to cut the territory… In our projects the customer can find a clubhouse with big pool, fitness club, and garden”.

Mr David suggests there are a few companies who have entered the Pattaya market, seen the success of Heights Holdings and are now copying them with projects similar to their Laguna Beach Resort brand. Yet, as Mr David notes, they don’t offer the same amenities as those in a Heights Holdings project. Simple things like underground parking or using high-quality furniture to finish apartments.

“Each of our projects is always better than the last one, we are constantly improving. In other projects, for example, the distance between the buildings is only 16-20 meters. …In…The Maldives [the] distance between the buildings is 120 meters. In Laguna Beach Resort 2 the distance between the buildings is 70 meters. In [the first] Laguna Beach Resort – 35 meters. So you see – we improve and improve.” stated Haim David.

“First you should think about the client, so that he will be happy with his apartment,” he added.
